In Today’s Home Market, Patience and Preparation Can Reap Big Rewards

Average Sold Prices in Coachella Valley increased across the board in May 2019 compared to May 2018.

The number of homes pended (an indication of potential future sales) was also up in every price category, and homes priced under $1M sold faster (fewer days on market) in May 2019 than in May 2018.

Mid-Range Home Prices Increased

The downside for May 2019 was that, like bookends, the number of homes sold decreased at both the lower and higher-priced ends of the market, while homes priced $500,000 to $999,999 increased by 3%.

Cities by the Numbers

• Number of Homes Sold: May 2019 home sales increased in three cities: Cathedral City (+12%), Palm Desert (+9%), and Indio (+1%). Sales decreased in four major markets: Bermuda Dunes (-35%), Indian Wells (-35%), La Quinta (-25%), and Rancho Mirage (-11%).
• Pending Home Sales: Strong gains were recorded in half of the Valley’s cities: Indian Wells (+32%), Palm Springs (+24%), Cathedral City (+19%), and Palm Desert (+12%). Meanwhile, Bermuda Dunes, La Quinta, and Indio experienced double-digit percentage pullbacks.
• Average Home Sold Price: Home prices climbed in 6 out of 8 core cities. Indian Wells (+47%) and La Quinta (+19%) were on fire, while Indio, Palm Desert, and Cathedral City all posted impressive price gains of nearly 10%.
• Number of Homes for Sale: Compared to last May, active home inventory is split evenly among the valley's major hubs. Available inventory increased the most in the city of Indio (+15%).
